In May 2026, 59 homes closed in the Grand Forks and East Grand Forks area. That's nearly double the number we saw just three months ago in February. And homes are going under contract faster with each passing month. The data tells a clear story — and whether you're buying or selling, it matters.

What the Numbers Are Telling Us

Here's what the local MLS data shows for May 2026:

  • Closed Sales: 59 — up from 51 in April, 47 in March, and 30 in February
  • Median Sold Price: $305,000
  • Average Sold Price: $323,865
  • Median Days on Market: 44 days — down from 72 days in February (cut nearly in half)
  • Sale Price vs. List Price: 99.1% — homes are selling at essentially asking price
  • Median Home Size: 2,096 sq ft
  • 12-Month Median Sale Price: $303,750

The Story Behind the Numbers

The headline here isn't just that homes are selling — it's how fast things are moving. Back in February, the median days on market was 72 days. By May, it had dropped to 44 days. That's a 39% drop in just four months.

At the same time, the number of closings has nearly doubled — from 30 in February to 59 in May. More buyers are active. More sellers are getting to the table. And homes are selling at 99.1% of list price, which means sellers are getting what they're asking for.
